Braddan Parish Commissioners invite suitably qualified and competent parties to apply to be considered for the operation of TT Festival Accommodation at The Roundhouse.
The TT Festival Accommodation is envisaged to be located on the village green at The Roundhouse and the offered operating period will run from the week prior to the TT Festival to the week after the TT Festival annually from 2027 to 2033 inclusive. The temporary accommodation is to only be onsite during the operating period.
Applicants should be able to demonstrate experience and competence in the provision and management of TT Festival Accommodation. Braddan Parish Commissioners is interested to consider submissions from parties wishing to explore offerings which may encourage families or those with additional needs to be able to enjoy the TT Festival and to maximise the use of facilities of the Roundhouse.
Interested parties are invited in the first instance to submit an Expression of Interest detailing their relevant experience.
The Expression of Interest must answer the following:
1. Name and address of party applying for the opportunity
2. Previous experience of a similar model or work within the sector. NB: If you have no previous experience of a similar model, please outline why you wish to apply for this opportunity and how you can add value. (No more than 2 sides of A4). Please also detail the likely business model that you would like to see developing at the site. (No more than 1 side of A4)
3. Photograph’s, website links, referee details and anything you feel is relevant to support your application are encouraged as part of the submission
4. Indication of any capital investment offered to support the development
The expression of interest must be submitted to jason.roberts@braddan.im by noon on Friday 14 August 2026 with the email subject title of “EOI – TT Festival Accommodation”.

Conditions
The Expression of Interest does not commit Braddan Parish Commissioners to award a contract.
The award of any contract will dependent upon suitable planning permission being granted for the proposed use.
The aim is to promote discussion opportunities with potential parties and Braddan Parish Commissioners will maintain strict confidentiality in receipt of the EOI’s including clarifications and other submissions during the process.
Braddan Parish Commissioners will review and score EOI’s by Friday 28 August 2026.
Suitable applicants will be invited to an interview to discuss the business model and finance elements in more detail of the above and you will be notified if shortlisted within a few weeks of closing.
A second formal tender process will follow for those qualifying from the Expressions of Interest stage that will require a detailed vision, business plan, lease agreement, cash flow, marketing and advertising plan, management of the sites plan and management targets. It is expected that the second stage will be concluded around September 2026 with the successful operator chosen October 2026 based upon a best value assessment. Braddan Parish Commissioners cannot reimburse any costs associated in the development of your EOI and second stage submission.
